Suz it really sounds like you went into property investing with both eyes closed and no real strategy. All of the things you mentioned would have been there right at the start when you first started investing.
If you want to reduce costs do whatever maintenance where possible yourself, manage the property yourself and if you own multiple properties then put them in trusts to reduce your land tax liability.
