"Interest rates in Japan are 0% (zero percent) and it hasnt stopped the decline in their property prices by about 90% from their highs.
Low Interest rates have only a short term effect on demand by pulling in future buyers and investors. When the price is too high and rents are too low investors eventually will look elsewhere for a return, meanwhile those who never should have been given a loan will go bankrupt (NB 1.6 million bankrupticies in USA last year)and people will realise that YES even a frenzy in 'safe haven' investments can lead to a bust.
