CD, I can't talk about the cities, but you are half right and half wrong with respect to regional centres.
These centres are newer and very spread [like LA]. The result is that in Townsville, a progressing city with strong growth, there is a very strong move into the city and this is all life-style related. The new apartment complexes are built to a good standard with city/ocean views.
In Rockhampton however, the city centre does not offer lifestyle so locals are moving OUT of town. To the beach at Yapoon which has much to offer.
So we come back to the old adage, "All real estate is local".
About the bubble, Townsville has had a boomer year so far and I reckon it will last a while yet.
