Supply/demand suggests that wherever there are people wanting to spend their money on entertainment/lifestyle etc, suppliers of these goods will eventually show up.
I've mentioned the whole restaurant strip situation before. They aren't that difficult to recreate. Why someone would pay a $250K premium to be near to some trendy restaurants is beyond me. Don't they realise the opportunity cost (or interest) on this amount. The only plausible reason I can think of is the expectation that its an investment and there will always be a greater fool to pay a bigger price.
