    not sure im getting your numbers...

    if house purchased for 315 goes down 30% it is worth 210...(roughly)

    if the building of the house costs 180...after 30% drop it costs 120 to build ...

    if land content is 140 after 30% drop it is 95

    my math is rough but your math seems to be totaly flawed !

    anyway...price of land AND price of labor can fall as well as price of materials and council duties !

    none of those are 'written in stone'...

    i though that was fairly easily understood...

    tradies don't have to earn $ 50 per hour, concrete doesnt have to be $ 200 per cubic m, council doesn't HAVE to get 20 thou of 'contributions' and state can GIVE AWAY the stamp duty !

    we live/lived through all of the above without any specific changes occuring that would warrant impossibility of reversal !
