    Hi haripin, thought I might be able to help out here as currently undertaking a similar venture not far from your area NOR.

    Triplex corner block - building 3 larger 2 storey places on it (slabs down current stage) and process has been going on for 2 years to get to this point.

    I'll just give you a heads up on my experience, there is no way you'll get WAPC approval by EOY and even if you did it would only be worth while making your block into a triplex site if you are going to demolish existing. Probably 2 options here and thats to hold on (basically land bank) and think about options later or try and rush it and get duplex site approved and housing contract signed up by EOY which is extremely unlikely (given WAPC takes minimum 3 months and theres at least 2-3months surveying etc as well)

    As far as the incentive $20k local goes , I get the feeling most of this will be going to builders margins as they have been struggling for the last few years and building costs have never been lower so to be sustainable they will need to raise prices which was expected anyway.
