    I would say though that you should stick with your strategy, pending offer. You stated that you were "bringing forward" plans to build a 3x2 on rear. I assume that you've given this a lot of thought and decided it was the best plan moving forward vs. selling as-is. I don't see how that has changed.
    Obviously if they come in with a good enough price grab it with two hands.

    My understanding is the WA grant is $20K per development so that would be up to $85K total grants for a triplex? They might be willing to buy you at a premium but how much of that grant will they be passing onto you via their offer? All of this is conjecture of course until you actually receive an offer, and until that happens it's all just piss in the wind.
