mate can you talk us through this making a $100k in 12 months opportunity by flipping houses, it could help me and others to build capital like you have.
So you buy it for $500k, then:
- do you spend on renovations or just sit tight and rent out?
- if spend on Reno’s, how much and how long would it take?
- if you Reno, do you rent out after it’s done, but before sale?
- I assume the selling of RAC shares was for a deposit, but the rest, say $420k would be debt funded? If so, can we assume a loan at 5%?
- if you rent it, what do you think the yield would be?
- are there any other expenses or holding costs that we should account for? (e.g. land tax, council fees, etc..)
- what sales price were you working on in 12 months time?
- what are the drivers you think that increase the final sales price over the purchase price?
- do you think the $500k purchase price is fair market, a steal, or overpriced?
