To me the answer is that new 'average' buyers have to pay nearly $4 per unit so their parcels will be smaller as they can only afford so many units. Perhaps the sellers are profit takers, according to their risk plan, long termers who have been buying since under 10 cents and can afford to offload larger parcels but still keep the motherload. Probs other things going on but that's my idea. Kelly criterion at work.
