All that's needed for residential house prices to fall (clearly already started in many areas as we here in parts of WA are already seeing houses back at 2006 levels) is for people to THINK that prices will fall!
It's already happended, people have already had that thought hence the increasing stock of properties on the market and the declining sales in particular price brackets.
Obvious as the nose on your face ;)
