re: how high or low will it go Stable stock, great dividend, good lot of property, lowish overall risk profile, but not in the growth category from assets per share point of view. Assets have typically grown over the past few years by issuing ALZ to the holders of property trust units.

The $2.60 that you were talking about for ALZ might come Goblin, but not for a long time IMHO.
