re: knoc dd signing sends price back above 5 Property is mine once I sign. The longer the settlement the more time to get redevelopment plans drawn up at vendors holding expense. Longer time to arrange the cheapest finance.
In the case of DD, I have the luxury of checking viability, logistics, likelihood of development approval, likelihood objection, likelihood of funding, etc, at no risk of losing the deal to a competitor. First dibs.
