define crash..................the Eastern states increased over 2-300%+ then dropped 20-30% percent max i would call that a correction.....i think you also have to look at the market as apartments vs freehold.... literally two seperate markets.
freehold properties all but retained value on average.
sure like any market, the inexperianced/greedy will allways jump in at the end pay a stupid ammount...then yell the loudest when the are exposed for being reckless.
