yeah the future is always hard to predict
I am selling my house not because of an overwhelming feeling that prices will fall - I suspect relatively flat for a few years though fundamentally it does seem overvalued - I am selling because I have the opportunity to buy something which will supplement my income, and allow me to be debt free and buy a nicer house in a few more years
till then I will rent
I do think demographics will play a role in property values in years to come, as they always have
lots of empty nesters, big homes but smaller families, unaffordable to the youngest generation....supply and demand suggests something must happen
