the inverse relationship between interest and asset prices means that usually as interest increases asset prices fall... however there is also a greater barrier to entry for newer stock given the higher capitalisation requirements.
Im not sure what it all means - but I am wondering if GPT is now fair value, given its sitting on an earnings multiple of some 14x
Each of my prior purchases has been on multiples < 10 ...
