    You also have to bring into the equation the character of the people you are selling to

    Having worked as a salesman off and on over the years I can tell you for a fact the people have also changed for the worse

    Fifty years ago the majority of people were open and honest and explained what they wanted and when you fulfilled their requirements they purchased and you were friends for life

    But it gradually changed to the point that you can not trust anyone as they lie and cheat simply as a matter of course. Dear sweet old couples will look you in the eye and tell the biggest porkies just to get an advantage, ask you to also lie to the other side so they can benefit

    Then you bring in the governments part in the equation with laws that are stupid, laws that contradict other laws, no clarity in the laws which enable confusion to be used as part of the sale process, and a regulation system that is ineffective

    So as a result the salesman change to accommodate that situation

    It is 100% the chicken and the egg scenario

    IMHO it is the dying days of the Real Estate industry as it is, salesmen will go, Real Estate offices as they are today will go, I think there will be far more face to face and the growth of big operators who will operate at a distance, time will tell
