For goodness sake if they are incapable of the above simple basics of property sale presentation, I can only presume that they would be clearly incapable of closing a sale.

As for real estate rental property managers, well don't get me started on them

Well that might be true for some but ALL of the agents that I have worked for have policies around those very things and they are policed. The lengths that agents go to now to have properties presented for sale or lease has improved throughout the years.
