pbro, well, yes, the owner CAN sell the home - but the exclusivity agreement means he still has to pay the commission to the agent.
kingpins has a good point there. The last property we sold was through an agent who say the adverts, called us, took the property on and worked really hard to get us 2.5% below the asking price (and 10% more than a Jenman agent would market it at). Older guy in his sixties.
