My last sale the agent said he would personally do the opens . He informed me several days before the open he was going to Q on a realestate conference and would get juniour to do it . I checked the conf. and it was for 2 or 3 days so the rest was a holiday and I told him as such. I was livid and considered trying to have him removed but REIV and or others advice was a lie is not against the law or their rules .
The lies and behaviour only got worse when the buyers threatened to pull out and the conflicting advice in one day from the agent was bizzare . ie; take their reduced offer , allow them more time to get another building inspection by a licensed inspector or adjust your price down etc Don't lose the sale .
After I got the buyers over without the agent all was well and good . But then came u would of been mad to change the contract and reduce the price .
This is one schizo agent.
Moral of the story is whatever he says get it in writing with the proviso that if he doesn't do exactly what has been stated u have the right to remove them as your agent .
