    give me a break.please.Land tax,stamp duty ,conveyancing,bankers,insurances,maintenance,...........need i go on.currently own on the beaches in Sydney.next purchase will be in Italy(steadier market).property is dead for at least 3-4 years.Minus all the above mentioned factors from any % gain and you wont have much gain .We desperately need a liberal government in powre in NSW before a change might occur
