The volumes are very interesting and seem to be trending steadily downward. Although based on what I have seen in Melbourne, that January point looks to be an aberration, I don't think things are as bad as that.
I have been looking at north/northeast Melbourne closely for the past 12 or so months and prices are creeping down slowly, but houses priced "fairly" relative to the current market are not having real difficulty finding buyers, the ones that seem to keep stagnating on the market tend to have "ridiculous" asking prices.
