true mate,but...i don't think that anyone HERE disputes the state of the market but 'out-there' there is still plenty of 'uninformed geniuses' out there to make a 'buck in reno' and caught in 'high price bracket' recently converted into a 'too high price bracket' and waiting...and waiting...
thats what high stock numbers are all about...and RE agenture wants to get that stock moving to 'collect' !
i almost don't want them to lower the prices 'till those greedy RE buggers starve !
