Geezer, You asked the question, I provided you with my thoughts and a 'constructive post', as requested. I also provided you with an excellent method for emotionally manipulating the vendor in attempt to get a lower sale price. It would be even more refreshing to know if the vendor is a property investor. Remember to take the noose into the negitiating room.
And re-read my post - I said make an offer. I didn't say it would definately sell for that.
