Basically if you invest in something that has zero chance of capital gain you do not understand anything about investing.

fyi, I did your term deposit maths for you and $30k over 20 years at 5% will give you $82k but lets assume you are in the mid marginal rate so we will deduct 37% of the increase, leaves you with a gain of $32k over 20 years.
