I can see perfect sense in the question.. If some people use property as a business then BHP and investment property are similar. Both have resources and require entrepeneurial ability. If you really wanted to you could work out the PE of the property.

I guess some people lack the entrepeneurial ability. The entrepeneur takes the initiative to make a goods or (service).
