    As always, the property bears state things, the property bulls state things but they are arguing about two different things.

    If there is little new land being introduced for new housing you essentially have a black box, a contained system.

    The bears say "look! people are selling, there is more supply!!!"

    Is there? Does the black box now have more land? Or is the land within the black box simply changing hands?

    In the short term, if sales exceed the number of interested buyers we could well see those suburbs decline in price .... TEMPORARILY. What happens after that?

    No one is denying it is a great time to buy, in fact most bulls have been chanting that again and again.

    BUT, the black box has no new land and yet, and yet, and yet, we are pumping more and more people into the black box. We keep pouring them in.

    So bears, tell me where that will lead?
