thecook --> If its cheap, its cheap for a reason, is that not so? Do we really believe in our own 'delicate genius' ability to find something no one else has discovered..

Thats exatelty what investing is about seeing value in asssets before anyone else does. That arguement is fundimentely flawed.

thecook--> Are we so far into an asset bubble of which we throw out all reasonable investment principles and just buy the cheapest thing we can find and claim a bargain buy?

No. I used sound investment theory Found land in a coast area cheap and brought it. Wether or not we are in an asset bubble this is a good solid buy With little downside and alot of upside potential. If buying cheap coastal land isn't a reasonable investment principal then what is?

thecook -->You wont lose buying quality properties in blue-chip locations. The rest... your just gambling.

Thats just it if you just listen to what everyone else says youll always lose. Why because following the back end of a trend never works. Blue chip locations like richmond have been driven up to unsustainable levels. While country properties have had small to modest gains. The government are now making a push to move people to rural areas and with people being priced out of the capital cities they will move country. Also if the market in melbourne and sydney does crash. Investors are more like to move country to take up the benifits of higher yielding properties.

Futhermore we have an ageing population which suggest it is like older people when they retire will sell their city homes and move to the sea change/tree change. So both these options will be become sort after locations.
