Thanks for comments people, as an owner it is a difficult call, they are both long term tenants with well paying good solid jobs in medical occupations. It seems from my investigations that I am somewhat below market and a 5% increase would still leave under market. Probably my own fault as prior increases have never been more than 2% if at all. Lucky I guess both are owned outright and positive cash flow but returns are shockers less than 3% but cap gain has been excellent. Guess will have to sit tight and wait for the next " property Boom"
