don't know whether you're talking units or houses,
nor the price bracket your properties are in, but
i don't think that you have a hope of a 5% rental
increase on the lower north shore.

i have a number of properties there and did my
last round of increases 3 months ago - the
current vacancy rate in that area (not the
silly rate that agents talk about) is actually
quite high and there are plenty of properties
available for prospectie tenants to choose from.

have been renting out properties in that area since
1980s' and have always found it wise not to apply
too much pressure to tenants, particularly in
stressful economic times...
