i suppose i should have clarified my naswer, i was looking thru investment glasses.
Owning a home to live in , has different criteria.
However in saying that, if u feel the market will stagnate or maybe fall over the next 3 yrs, why not be disciplined, rent (calculate the weekly cost of buying as well) and save the difference, in 3 yrs you have saved a deposit for your home. if the prices have fallen u have won, if they have risen 3% a year, you probably would have saved that.
i know of a country property that would be positivly geared. But i think i can make better and quicker returns elsewhere at the moment
