    Welcome back Les.

    Of course owning is better than renting in so many ways, and much more desirable at later stages of life for many.

    All I'm saying is, that if you happen to still be renting and have been dismayed at the way the property market has moved in to the stratosphere over the last 10/15 years, don't lose heart, because your time to catch up is in the coming months/years.

    Even though owners/investors may lose capital, they have made big gains in the past, (unless purchased in the last couple of years in most cases).

    Stamp duty, family commitments, security and so many other reasons will require many more established owners to not even consider the potential financial benefits of selling, going to cash and renting for a few years.
