I've recently purchased an investment property in a lower socio ecomomic area in Perth. I have had bad experiences with Real Estate agents managing properties in the past and I have decided to manage this one myself.
I have had a couple of people apply, to put it bluntly they are not suitable.

I had a place which was being "Professionally Managed". The tenant did not pay rent for two months and the manager did nothing. He left owing over $3K in rent. To my surprise he cleaned the house like you wouldn't believe.
