    Well I disagree with most of your comment.
    1) Missed rent - yep it happens but because of your higher return you have a bit more of a buffer to either get rid of them or if they are genuinely good tenants that just have hit a minor hard spot to catch up over a period of time.
    2) High maintenance costs - dunno where you get that idea, the most expensive thing I have had to replace is a hot water system and that goes for any property. Granted you do have the potential for getting a tenant that will trash a place - but that is still far from the norm.
    3) The only people who make money out of property for virtually doing nothing are real-estate agents. Most people are more than capable of doing what real-estate agents do providing they don't stress about every little thing and have researched their rights and responsibilities.
