If you are in an inner city market then self managing is an option as you will most likely be dealing with professional people, otherwise, best to find an agent. They have blacklists, peer to peer contact and know the inner workings of the tenancy laws.
Having an agent will also keep the tenants in check as they know if they stuff up their name will go on the blacklist. In a lower socioeconomic zone you will most likely just become a defacto government agency providing housing and with the prospect of low capital growth.
