Smithy I have rentals in Rockingham and other low socio areas. The law of averages means you will get bad tenants sometime. I have had a brady bunch make a property look like a tip site in 6 months, a drugged boyfriend of the tenant try to hit me with a shovel. and I am right at this minute evicting a tenant in Geraldton. But if you have good landlord insurance, present the property well and really educate your property manager you can reduce the odds. Every business has risks and lots of new investors sell and run at the first hurdle. Learn to be a hard bars.... and unemotional and you sleep like a baby at night.
