Hi Supermoose my advice is do the essential maintenance, and if it is only minor things fix them to keep the tenants happy. However you need to draw a line in the sand and say no to many of their demands, after all they rented the house in its current (fantastic) condition - if they don't like it they can leave. Alternatively say you will do certain things for $x extra per week in rent - you win and the idiots in your case get what they want.
