    Here is some of what I am offered - I would like to know what people think in terms of value for money or if they ahve a better deal and with whom. This is in the Brisbane area.

    Insurance

    What’s the difference between malicious (some cover) and deliberate (no cover) damage?
    Premium is $299 ??
    How does this compare with others?
    What does that mean? Is it per day, week, month, year? The offer does not state how often the premium is payable.

    $180 excess charge for loss of rent. Is that per week, month ? Its is not stated. I am going to seek the PDS.

    Are there others that have better offers out there?

    Property Management


    With a duplex renting I envisage problems if the rent is different for the two halves. I believe the rent should be identical for identical duplexes otherwise there will be trouble. Any views on this?

    Is it normal to collect the rent on my behalf weekly but only pay me monthly?

    How long between rental renewals ? Is it yearly or 2 yearly. Its at this point that the rent is reviewed.

    Commission payable for property management is stated as 8%.
    THis is made up of the following:

    EXPENSES to property manager

    They take the first weeks rent as commission pus GST
    + 5 % rent collection commission.
    + 2.5 % Management fee
    Periodic inspection (the offer states 3 to 4 times per year) I want 4 times per year please
    + $10 per inspection
    + $10 end of year financial statement

    Mediation/Tribunal hearing $60 I/A per hour (what is I/A)
    Insurance claim preparations $110 I/A (what is I/A)
    $60 advertising

    Need to sign and appointment of agent form (PAMD 20a)

    Need to take the max bond of 4 weeks !

    Re.inclusions Dishwasher ? Air conditioner ? Fire detection alarms ? Any advice here ?

    Light bulbs must be easily accessible for the tenant to replace.

    The tenant shall have the obligation to clean, test and replace batteries for alarms during tenancy.

    The tenant must pay the water consumption

    The duplex t should be rent ready in 6 weeks from now.

    any tips or things people wish to share as this is all very new to me?
