Take a look at Suncorp, pretty sure we got landlords insurance as part of the building insurance, or might have been because of the loans we had with them. Money sounds about right.
We have always had to pay annual smoke alarm testing, and tenants pay water if home is water smart.
Apart from that the numbers and lease arrangements etc are normal for Qld.
