rental question

Hey guys a silly question or 2 for u landlords if u don't mind ?

Is it normal that landlords always want 12 month leases ?

Can landlords be enticed with say 3 months up front rent for a reduced time frame ? say 3 -6 months or even monthly ?

Besides domain and realestate.com what are other good places to view properties for rent ? realestate offices are obvious but I'm looking from burbs of Melb and viewing country/bay areas etc ?

I haven't rented for 25 years so just not sure of all the procedures and methods available.
Better still if there exists any cute blondes on this forum with a smallish [say 40 sq plus] humpy in the area of Brighton to Dromana please call me .lol cheap rent obviously .
