    Landlords want 12 months generally because some income can be lost in between replacing a tenant. It isn't often that as one walks out the new one will be slapping them a high 5 and walking in.

    So unless the landlord has a reason for a short lease, I guess the only way to entice them would be with more money, or if they were having problems finding a tenant. So maybe look for properties that have been advertised for a little while, or ask the local real estate agent about such properties.

    Re websites, most local agents will have their own site with local listings. But the two main pages are probably best. I'm not sure about other internet based sites, others might.
