In Perth I place an add in the local paper and I receive at least 6 applicants within 24 hours of the paper coming out. If I advertise in the Sat West or Sunday Times classifieds (no big ad required) I receive many times that and the calls continue through the next week.
Vacancy rates?...who gives a damn. The demand is strong and increasing as have rental returns, that is what I and my fellow investors care about.
The doom and gloom cut and paste brigade have no idea. And why do you have no idea? Simply because you aren't involved with it, you guess and rely on media hype. The media headliners of "bust" "boom" "stress" "pain" "crash" all meaningless, headline grabbing dribble.
There will always be the doers and the dreamers! Thank goodness I am a doer.
