The Real Estate Institute of Australia warns the shortage of rental properties across the country will intensify in the new year.
Figures show vacancy rates at an all-time low in all capital cities.
The institute's national president, Graham Joyce, says renters can expect to see fewer properties available in the next month.
"I think what we are going to see as we come into our peak letting time, which is late January-early February, is that the vacancy rates right around Australia are going to reduce significantly and we're already at historically low rates right across Australia," he said.
"So I think that prospective tenants are going to find it very difficult to find accommodation or, certainly, affordable accommodation."
