Fully agree with what you said there Kingpins, as for where the bad tenants go well:
1) If they are the type of bad tenant that destroys properties etc then they can goto hell and rot on the street.
2) If they are deemed to be a bad tenants due to non payment of rent due to changes in financial circumstances then providing they are willing to do their bit to right the situation then they should be helped back on their feet where possible.
