This is exactly why you ALWAYS use a managing agent , and always hold landlord insurance .
The last thing an Owner needs to be attending is VCAT hearings , all this stuff is the problem of the Rent Roll Manager and It should have never been allowed to get to this situation discribed , the last thing a landlord needs is any emotional involvement or contact with a tennant .
Property management is the only way to go .
