    Hey Frasier ,

    You make some very good and sensible points . Ignoring the returns for a moment , property investment isn't for everyone . Tenants can be a pain , ideally you need some hands on skills etc etc .

    That said , being a full time share investor isn't for everyone either . It requires some effort and certainly some diligence . Not everyone can do that . I would argue that it takes more skill and knowledge to make money out of shares . Property is more of a pure time game unless you're a developer.

    And then there's the gfc . A very skillful investor (not me ) would have got out late 2007 and then bought in around March 2009 . Tons of money to be made potentially . It's very easy to see after the event .

    It would be interesting to see how you're property portfolio would have performed over the last 14 years .Have you compared the two to see how they compare .

    P.S. I own both property and blue chip shares ( plus a couple of roughies ) .
