Yes... the land price will catch up. The problem is the house architectural design is outdated by the time the land price playing catch up. Unless you have a victorian design facade (can't be altered) in Melb. If your friend lives in freo he must be quite wealthy. Houses used to be cheap 20 yrs ago.... But not now.
