    Still haven't answered the question about property investors only holding for 4 or 5 years ?

    You recently posted that houses cost 3.5 times wages in the 70's so they should cost the same now . For example , Abs figures show that between 1990 and 2003 new house size increased by 40% .

    You don't think that makes any difference ?

    Now , this has to be the statement of the day .

    " land is cheap, costs nothing to produce a block, so why is it up like 4x since 1999 ? has the cost of making a road and running services increase 50x ? "

    Going by your comments , I'm wondering what your real estate experience is Steve ? Have you ever built a house ? Ever developed any land ? Do you even know anything about the process ?

    If reckon if you had , you would know the answers to the questions .
