    Agreed my03, not that I follow closely but stuff in the affordable range, including apartments especially in areas of Asian demand have held up very well.

    What I was talking about is properties from 1 to 2 million in places from Roseville all the way to Wahroonga, Turrumurra, out to Pennant Hills in the north west.

    I'm seeing stuff go for around 10 to 15% less than peak prices of 2006/7 in actual dollars but in real terms thats more like 25 to 30% including inflation.

    In one case there was a nice renoed Spanish Mission style place at Killara that looked like it had had about $400K to $500K spent on a reno since purchased in 2002. Buy price in 2002 was 1320K. Last year passed in on VB for 1350K. If you add up the loss in real terms there you're taking close to a 1 million dollar bath.
