I agree. The unit is obviously worth more than $300k. If I may, I will assume the unit is probably worth $450/$500k.
The couple have obviously chosen to rent it for their own reasons. The main one being they have more money than sense. Seriously, maybe their jobs don't allow them to settle in one location or they like to move from suburb to suburb for a change of scenery. Or maybe they intend to travel overseas in the long term. Who knows.

My point is that $28k can definitely service a loan. It's all about adjusting your wants. Plenty of affordable places for $350k in Perth. As to other capital cities, at the rate the bears are predicting drops we should be at that entry price next week. Lol
