A problem with this artical is of an academic sitting in an office looking at statistics and making the result fit
If the economy slows and it appears to be doing that people will, stay at home, not sell, move in and share, etc. etc. in other words the demand will dry up overnight for personal reasons not because of a graph that is predicated on statistics
We have seen it before and it will happen again IMO, IME (in my experiance) rents will drop not go up
